Framework of a Successful Buyer Agency Agreement


REALTOR OBLIGATIONS:

-To locate land in the specified market area(s) that meets requirements of the
Buyer.


-To seek and advise the Buyer in a timely manner of available properties in the
market area, including properties listed with other brokerages or those “for sale by
owners”.


-To advise potential Sellers, at the earliest opportunity, that they are working
exclusively for the Buyer.


-To obey all lawful instructions of the Buyer.


-To exercise care and skill in providing all relevant facts and information with
regard to any land the Buyer is interested in.


-To advise Buyers to seek expert advise i.e. (lawyers, accountants) when situations
arise that our out of the Realtors scope of expertise.


-To assist the Buyer in negotiating favorable terms and conditions and in preparing
a legally binding agreement of purchase and sale.


-To keep the Buyer fully informed regarding the progress of the transaction.


BUYER OBLIGATIONS:

-To sign and abide by the terms and conditions laid out in the M.O.U. for this
agreement.


-To sign an agency agreement before each offer to purchase, to provide agreed upon
renumeration to the Realtor and his brokerage


-To identify the specified market area(s) where the Buyer is looking for land and to
identify any land that the Buyer has a specific interest in.
